- FREE Formal Bank Appraisal (for properties over $200K): This appraisal is what a Lender would use to determine the Loan value on a property. Once a listing agreement is signed, the Appraisal is completed by an Appraiser of your choice or I have a few Appraisers that I have confidence will present an objective appraised value. I DO NOT INFLUENCE the Appraiser regarding the property value.
- FREE Professional Photos(for properties over $200K): Professional photos are critical to the marketing process. Once the house is ready to be placed on the market, I hire a professional photographer to take aerial-drone pictures and professional still shots. There will be more than 25 pictures of the property. (That’s the magic number for some 3rd party sites.)
- FREE Professional Staging Consultation: If the property has furniture for staging, I hire a staging professional to give creative staging ideas. If the property is vacant and empty, we will discuss options on how best to market the property to prospective buyers to secure the highest sale value.
- FREE Weekly Property Checks: If the property is vacant, every week I check on the property to make sure it shows in the best light possible.
- FREE Mega Open Houses: If the property needs public excitement and awareness, I host mega-open houses, which can attract dozens of potential Buyers.
- FREE Compliance Department: RE/MAX Solutions has a compliance team member that double checks every document in the contract, ensuring that all I’s are dotted and Ts are crossed, and deadlines are met.
What you should receive from ANY Realtor that you hire:
- FREE Comparative Market Analysis: The CMA is my own experienced pricing analysis taking into consideration the market temperature and nuances of the property and area resulting in a property/neighborhood report and LIST price range.
- FREE Sign on Property: A white wood signpost will be professionally installed on the property (according to any County/City/ HOA guidelines, if applicable) and removed within 48 hours of Closing. Real Estate signs are effective advertising for the sale of the property. The sign has my contact information so that a potential Buyer’s information can be captured and you will not be bothered by lookie-loos.
- FREE Secure Electronic Lock Box for Property Access: The property receives an Electronic Lock Box that is only able to be opened by an authorized key holder, electronically transmitting the user’s data and documenting every opening and closing.
- FREE Internet Marketing: Do not let other Agents fool you with how much marketing they personally do online… much of the marketing the property on the internet is done automatically. Our MLS feeds to some of the 3rd Party real estate websites automatically. RE/MAX Solutions automatically feeds to Zillow, Trulia and Realtor.com. I do a manual listing on Craigslist and Facebook Marketplace so that the listing is placed higher in Google ranking. I also post on Social Media.
- Appraisal Package: In order for your property to appraise at the highest value, an appraisal package should be created by your Agent and left for the Buyer’s Appraiser.
- Status Reports: Status reports of showings, feedback, and strategy are emailed to all listing parties involved on a regular basis.
